Same here. Especially early retirees are brought back with consulting contracts.

Brief update: We have received a rejection for the sale from the seller with the reasoning that after consulting their tax advisor, they decided to rent out the property. This was also offered to us for €4,500 cold rent per month. I declined laughingly.

I can understand the reasons for the termination (including tax liability) of the sales process, even though it annoys us as we had already invested a lot of time in the process.

We are now continuing the search without any pressure or compulsion.

That is approximately 3.37% of the purchase price annually. If he is willing to lower it a bit, that would definitely be a good deal.

Or leave it as is, but fix it for 10 (or 9 years or whenever his speculation period ends) (no rent increase) and squeeze out the right of first purchase.
