Can we afford a house?

Hello everyone,

my girlfriend and I (26/24) are dreaming of a small house. A new settlement is being built near us where terraced houses are offered turnkey from €150,000 including the plot.
So we need about €180,000, our current income is about €3,700-3,800 net. Unfortunately, we have no equity.

Do you think this will work? And will we get such a loan?

Where is that supposed to be?


Even in the farthest corner of NRW, a suitable plot should cost between €30,000 and €40,000, a reasonably decent row house should have at least the size of 6.00 m x 10.00 m. At the price you mentioned above, that is not realistically manageable; at least not as a turnkey house.

The provider is Traumhaus-Familie ( Dirk van Hoek ). The offers can be seen on their homepage. If a turnkey house is not feasible within our price budget, I am willing to contribute own work.

The plot measures 168m², the price is without cellar. Laying the floor + wallpapering etc. I would do everything myself. Earthworks are all included. Can we get a loan of such an amount with our financial means? Regards scheffe

I had forgotten (or overlooked) this.

How big is the house? Living area?

I don’t know how the situation regarding plots of land is in your region, or exactly where that would be, but 170 m² seems quite small, doesn’t it?

If I simply base this on our financing, it should theoretically be doable. Of course, it also depends on your current lifestyle.

Addition: Have you carefully read through the offers including the construction specifications? What immediately makes me suspicious is, for example, this ventilation system mentioned briefly on the website. The supply air comes through flaps in the window frame. That would mean cold air comes in during the winter. So this doesn’t seem to be a controlled residential ventilation system with heat recovery. Whether this is good or bad, or whether such systems are common, a building expert could probably assess better.

We are looking for a small house, the living area is 140m², so we are still at the beginning of our house purchase, we have only browsed offers on the internet so far. That means we have not yet contacted anyone.
