Can property outside the EU be counted as equity?

Hello. I am in the fortunate situation of owning 2 apartments abroad, more precisely in China. One is paid off and currently occupied by me, the other is not yet paid off and is vacant. Since I suspect that the banks may not be able to take this into account, I wanted to ask here first before writing to the banks by the dozen. The idea with a prospective move to Germany is:
    [*]Keep the main apartment and rent it out for about 1000 euros per month. [*]Sell apartment 2, pay off the remaining debt and have 200k euros. However, a lot is currently being developed and infrastructure improved (schools, subway lines, park created) etc. in the city where this apartment is located, so I would like to keep the apartment for another 1-2 years.
Are there banks that can help me with this? Or is this completely unrealistic because the banks practically have no access to the collateral and therefore must ignore both the property and the rental income? Then I would have to sell apartment 2 promptly in any case. Thank you in advance.

Equity in financing is liquid funds that can be used to pay invoices, so they are definitely available.

What ypg writes is only partly true. Actually, the equity is not important, but the financing amount in relation to the securities. If you have no real estate beforehand, the finished house is the security and the house costs minus equity is the financing amount. If you already have usable securities before construction, for example a paid-off plot of land, the calculation looks different.

What should they credit it against? It is not cash, so you need financing. As collateral absolutely unsuitable, since in China (actually it does not matter where, if abroad). The apartments therefore have absolutely no influence on the amount of financing and the collateralization of the loan. The value of the apartments is at most included in the credit rating or the rent/the debt service in the calculation of the debt service capacity. Although I would probably completely disregard apartments in China and their financing there and consider them as nonexistent – due to lack of verifiability. Nope, equity is extremely important. And here no additional collateral is available. Only if the paid-off plot of land is additionally available and can be provided as collateral. Then it is an equity substitute, which, however, also has to be financed.

Let's put it this way: I answered a question that shouldn't have been like that. I actually assumed that the OP believes that his concrete gold, which he rents out, can represent his equity.
