Calculation Single-Family House - Your Opinion

Hello everyone!

Attached you will find my calculation for our construction project.
I ask for your opinion on whether the prices I have set are realistic.
All prices include VAT.

Briefly about our construction project:
Construction site: RLP (Eifel)
The plot is already available. Therefore, it is not included in my calculation. Consequently, costs for agents, notary, and taxes are also omitted.
Plot: slight slope. The basement will be partly embedded in the ground. NO waterproof concrete shell required.
Size: approx. 135m² (living area + usable area)
Floor plan: square, practical, good 9.5m x 9.5m (without bay window, dormers, etc.)
2 full floors without an additional basement.
Attic NOT developed.
Roof shape: gable roof (approx. 20° without roof windows)
The building is to be carried out by a local construction company in combination with an architect.
Everything else will be contracted individually.
An offer for the shell construction already exists.
Special features: There is already a garage on the plot including electrical connection, water, and sewage connection.
Furnishing: A kitchen is already available. It may need to be enlarged. All other furniture is also like new and will be taken over from the existing stock. At most, a new couch and a wardrobe will be necessary.

Own work contributions:
All floor coverings including tiles
Installation of interior doors
Insulating the roof
Interior painting work
Individual trades will be supported as needed (e.g., chasing grooves, etc.)

If I have overlooked any serious points, please let me know.

Hello,

in my amateurish opinion and just quickly glanced over without looking at everything individually... it looks quite reasonable.
The list was too exhausting for me to look at in detail.
You have listed some items individually, others again in a lump sum.
A few things seem like a lot to me (window sills?) others rather little (screed?).
But one also knows far too little about your construction to be able to evaluate that.
Overall, I think it could fit.
The following trades come to mind (without knowing what/how you are building)
Stairs? Stair covering?
I didn't see any locksmith work (railings)?
Plumber?
Is sealing work necessary?

Thank you very much for the feedback. The price for the screed of 18€/m² I got from a local screed layer/tiler. It actually seems cheap to me as well. The stairs will be made of concrete + covering of tiles. The stairs are included in the shell construction. The stair railing is actually missing. This

Yes, screed is too little, but it will not significantly affect the calculation. Screed is just screed installation. Insulation laying etc. is still missing. That will not be included there. I believe we paid €5300 gross last year for 210 sqm of tile screed (material + installation).

As already wrote, it will be just the screed.

And yes, I agree, a bit too little here, a bit too much there. The overall calculation doesn't sound bad.

You mentioned the concrete stairs; you want to install them yourselves if I understood correctly, which is great if you can, otherwise you have to keep in mind that covering the stairs incurs extra costs.
Railings are of course available "from-to".
You can get simple ones starting at 200EUR/linear meter. More individual ones 300-500EUR/linear meter. Glass is then easily around 1000EUR/linear meter.

Luckily, we have a tile setter in the family. So this should not be a problem. Since I myself am involved in metal construction, I get the railing at cost price. But true, €1000 for materials still goes quickly. I will also include that accordingly in my calculation.
