Calculate notary costs & land registry fees

Hello. Notary fees are set at 1.5% of the purchase price. Land registry fees at 0.5% of the purchase price. Assuming the purchase is not financed and therefore no land charge needs to be registered:

As an example: €350,000 property value
Notary fees 1.5%: €5,250
Land registry fees: 0.5%: €1,750
Total: €7,000

I googled "Grundbuchrechner: Notarkosten und Grundbuchgebühren berechnen" and it instead gives me: €3,530.80.
Notary fees: €2,463.30
Land registry fees: €1,067.50
Total: €3,530.80

That is a difference of €3,469.20. So what is correct?

No idea where you got the 1.5% for the notary. I know it like this: Notary 1% Land registry 0.5% Although that probably also depends on the purchase price, etc. I paid 0.95% of the land value for the notary and 0.44% for the mortgage registration.

Without mortgage, financing, etc., the notary as well as the land register will be cheaper. I find the lower amount more realistic.

The calculator is correct (more or less - maybe a few € for expenses, postage, or similar may be added). Apart from that, you should also be convinced that every calculator shows about €3,500.
