Buying property with a house blindly? Risks?

Hello everyone,

we are currently considering buying a plot of land with a very old house. We would tear down the house. However, the garden is very overgrown, so a digger would first have to remove branches.

For the demolition of a house, I am estimating 20-40k. What could it cost to have undergrowth removed and the ground filled?

Plot size approx. 700m2
House size approx. 120m2

Since there are other interested parties, we would have to decide very quickly.

Are there any risks? Asbestos comes to mind, although that should be covered in the 40k demolition budget. An oil pan could have leaked and contaminated the soil. Hopefully, you would be able to smell that.

So, buy blindly or come with an expert?

Are you allowed to do that? And if so, are you also allowed to rebuild?

Well. Theoretically, it could be difficult ground (new construction costs), or contaminated or mined. Tree stock that you are not allowed to fell in the way? Contaminated sites, some strange easements for neighbors, etc.? Weird neighbors^^? Does the development plan fit your new construction project? Is the old house actually really ready for demolition or maybe worth preserving?
