Buying land on a bypass road through a town?

Hi,

we are about to buy a plot of land, which is actually located at the end of a dead-end street in a completely new residential area with around 30 units. Catch: above the house (so 3 meters above the house) runs a main road / local bypass road. The town has only 5,000 inhabitants and the number of cars was estimated at 7,000 per day. Building plots are extremely rare in this region (South Baden-Württemberg, district of Reutlingen / Tübingen) and not exactly cheap. After a long search (June 2014) we finally have a building plot that completely matches our infrastructure wishes:
- Bus stop in front of the door
- Regional Express train with connection to Stuttgart in the town
- 5 minutes to the center with 115,000 inhabitants
- Doctor, primary school, kindergarten in the town
- Great connection to 2 federal roads (as the crow flies 1.2 km and 3 km away)
- 15 minutes to Stuttgart Airport

What we don’t like, as already mentioned, is the road... traffic volume is not decreasing and the town center is not the nicest... but that is not so important. Our main worries now are noise pollution and fine dust as well as the possible resale. (Might want to move abroad later).

According to the noise assessment, the east and north sides of the plot are mainly affected, but this can be controlled with normal construction measures. At night there is an exceedance of the limit value on the east side of 2.3 - 6 dB. The limit is 45, maximum values reach 51.x.

Does anyone live on the road here? Or to put it differently: would you buy such a building plot?

All the decibel levels and noise assessments are one thing, but your subjective perception is another. There are people who deliberately move to a busy intersection to always have the "buzz of the city" around them, and there are those who even close the windows in the quiet countryside. How is your sensitivity to noise? Have you ever lived on a street, possibly even just temporarily on vacation in a hotel? In the long run, noise makes you sick, especially when it disturbs your sleep.

Do not buy!
I agree with klblb and would like to add something about resale. This will be difficult due to the location and will also involve a loss. Even if the burdened situation is taken into account in the purchase price of the property. The house costs what it costs. It will lose value immediately after completion. Since you don’t buy or build a house just to avoid rent, I am against buying.

Hi,

I wouldn't buy it....

Just stand on the property at different times and listen to the street.

I once looked at a property near the highway (~1.5 km) during the day. I didn't find it loud at all. The next day the wind was coming from the direction of the highway, and you could definitely talk about noise pollution. We went there again at night/evening and decided against the property.
