Well, partial payment in cash can certainly be done, but then the notary should also include that in the contract and the handover takes place in the presence of the notary and everything is fine and legal.

With enough cold-bloodedness, this is probably the best method: Offer it to her, of course only after the notarized signature. Then proceed as in the example.

This idea just occurred to me as well. It would actually be a completely legal way to get this/a piece of land very cheaply and to get back at the lady. Later on, she can't complain - everything was done legally through the notary.

Just imagine if she reported it... She would then be incriminating herself, principle of legality, she would very likely not do that because all her businesses would be investigated... So: Buy! Buy at an official bargain price with a notary of your choice.
