160m² with geothermal energy and photovoltaic will probably not be possible. Especially since you want a luxury bathroom. Additional costs also come up + kitchen etc. The additional costs for heating (let's say 100€/month) you have to finance roughly 5-10,000€ (for the photovoltaic). Whether it is worth being self-sufficient there, you have to decide! Nevertheless, there are still additional costs of 200-300€ for garbage/taxes/water and insurance! Do you already have the plot? Why otherwise no equity?

hm, we received the offer like this,(except for the bathroom) everything is included. Prefabricated house, after all. We have basically already inherited the land. We'll see what the banks say.

They are actually even more expensive than solid construction...

uh, yeah? I thought it was the other way around? hm, we’re not set on anything, it doesn’t have to be based on the principle "stinginess is cool," but I don’t want to barely have money to live on for the rest of my life, even if it means having a huge villa.. That’s why we want to build smaller and cheaper and thought prefab houses would be a good choice.

hm, unfortunately I can't make anything of that, or where do the numbers come from? 35k incidental construction costs? I've never had or heard of them that high.. For us, on the base plate 125k Euro.. but just "only" prefabricated house, nothing else.. Well, I'll keep looking.
