Hello everyone :) My first post here and I hope you can help a bit.

My husband and I have been "designated" for the purchase of a building plot in the beautiful Hegau, meaning the plot is reserved and can be bought from May. The plot is about 650sqm (exact size to be determined after surveying). The proud price of 190€/sqm includes the gas connection and the surveying for the formation of the plot.

Now there are some additional costs, such as notary, land registry, water/sewage, etc. How high do you estimate the additional costs? Are 12-15,000 realistic, too much, too little?

The exact building envelope is not yet known, would you still apply for the building permit? If you don’t intend to build on the property boundary, that should be possible, right?

For the notary and court, one assumes 2.5-3.0% of the purchase price, especially if land charges come into play. If the property is also sufficient for the house financing, add another 1,000 EUR on top depending on the size. (Gibt auch Rechner im Internet)

What about property transfer tax? Thought of that?

Yes, real estate transfer tax included (5%). Does anyone possibly have experience with cohesive soil types and whether significant additional costs have to be expected here?

What do you mean? Please be a bit more precise so that someone can give you an answer. I and the others don't like to write novels on a whim...



You are not allowed to build a house on property boundaries. At least not in your residential area (it probably isn't Hamburg city center). Is a house already planned? Are there already architectural drawings? Do you already have all the data, facts, etc. for the application? If it hasn't even been accurately surveyed yet, which fixed point is the planner basing the plan on?

How do you imagine that? You are not even the owners yet....

Soil surveys usually also contain recommendations. There is certainly something about additional effort or necessary soil replacement. Cohesive soil is generally not so nice, of course.
