Currently still talking to banks, but as long as I am in the probation period, I wouldn't even want to take out such a loan... Even if I am 100% sure that nothing will happen - what if it does? Then I'll be sitting here without a job with a loan for a six-figure amount...

And what if your parents lend you the missing money for the land purchase? And you pay it back later? That way, you would virtually have more equity for the bank and definitely save on a notary at least once.

Inquire about the probation period and protection against dismissal. You might have protection against dismissal only much later. You could ask your parents about the missing money; if they are willing to temporarily buy the property anyway, they might also lend you the missing money.

Hello,

in any case, you should clarify the possible scenarios with a competent tax advisor or preferably even within the framework of a binding inquiry with the responsible tax office.

Depending on the wording in the notarial contracts, there can be nasty traps waiting for you that can, in case of doubt, lead to not insignificant tax claims from the tax office.

This does not have to happen, but as someone who has been burned in this context, I prefer to warn one time too many...

Here is a small update:

First of all, thank you for the contributions - we have now arranged with the seller that we will buy the property now, but only have to pay in 3-4 months. This way he is sure to get rid of his property and we have the time we need.
