We had similar experiences, going up to the 2nd round with 4 prefabricated house companies each. Total prices were always called out, and if you tweaked things here and there, it usually went up in big steps. Because of a small extra, a whole package had to be booked, 12,000 euros more on the clock. We always felt that the big bag was always held wide open, pouring euros in diligently at the top. Sure, a finished house comes out in the end, but whether you paid 50,000 euros more than necessary, you will never find out.

I really wonder how many rounds you have to go through before getting deeper. 4 providers with 2 appointments each already took almost 6 weeks.

Since transparency and trust were at the top of our list of requirements, we eventually shelved the prefabricated house topic.

this insight seems to have not yet reached all construction companies. we received concrete offers from all providers with the surcharges for our desired extras. if it was already included in the base price, it could not be deducted. but that was not necessary anyway, as the surcharges for the individual extras were relatively similar.

I am always amazed at the comparisons buyers of a complete offer make :confused:

If the offer of your current favorite convinces you, you also have to accept its terms and conditions; after all, its complete offer including fixed price eventually interests you.

If you want to name the last screw just like when buying a car, you have to consult an architect you trust and design your house with him and realize it through individual trade contracts. Then you forgo some conveniences of a complete provider but have full cost transparency.

Both variants have advantages and disadvantages and are chosen based on very personal ideas for a construction project.
