Hello,

we are currently planning our single-family house together with a construction company.
It will be a "standard floor plan." 1.5 stories, downstairs hallway, open kitchen-living area, utility room, guest room, guest bathroom, and upstairs bathroom, 2 children's rooms, bedroom with walk-in closet.

Like many others nowadays, we will build without a basement.
Of course, we are now wondering about storage options.
We are still undecided between a double carport / double garage / combination carport-garage, whereby the garage could not be extended by 1m or so for additional storage space due to space reasons. So we are leaning towards a normal 6x6 double carport.

In the northeast corner of the property, there would be space for a "garden shed."
What size would you recommend in our situation? We only know it from home with a basement, and there will be plenty of stuff to store (lawn mower, tools, tires, children's toys, etc.). Will a 3m x 3m shed be enough? As I said, otherwise there is really no space in the house except for the utility room for things you don’t want to keep an eye on all day...

3x3m shed? 9m²? No. I would put something bigger there, around 10m x 9m, preferably with a mezzanine for storage.

10m x 9m ???
That’s how big our house will be

Our plot is also “only” 522 sqm.

So 3x3m will probably be quite tight, especially if it is also supposed to catch what would otherwise be stored in the basement. I think you would have to lean more towards 5-6x3-4 m or two houses.

A 3x3m house fills up quite quickly with garden tools, bicycles, grill, etc. If you take a fairly high one, with the option to hang things on the walls, you gain even more space. But for everything, you would still have to create space in a possible garage and/or a second house. Or simply get rid of many things.

It certainly depends a lot on one's own (storage) behavior and how much space in the house is planned for storage areas (is there an attic?).

....Winter jackets, suitcases, old train set, children's clothes, tools/workbench, play equipment, garden furniture (in winter), drinks, bicycles, garden tools, grill...

...that already adds up to quite a bit.

Are cars supposed to be parked in the garage/carport? If so, you won’t get far with a 3x3 meter garden shed. If I were planning without a basement, I would definitely provide more square meters in/on the house.

But before you put up a 10x9m garden shed + garage/carport + house, I would think about my remaining green space and maybe still consider a basement.

We will also build without a basement, even though we never intended to. In addition to the utility room and HTR, we have planned the following:

[*]Shed (3x3m) behind the carport for tires and bicycles (The carport itself is for the cars; I am not in favor of using a garage/carport as a storage space)
    [*]Pantry (~4sqm)
[*]Storage room on the upper floor (~10sqm) for temperature-sensitive items
    [*]Uninsulated attic for temperature-insensitive items
[*]Garden house for lawn mower, etc.

That should be more than enough.
