Building surveyor / Which services are a MUST?

Hello everyone,


soon (hopefully) it will be time and the construction of our house will start.

After reading through this forum, it was clear that we would hire a building surveyor to oversee the construction since we are laypeople.
Now the question is which services are a must?
Our preferred surveyor recommended the following appointments:


1.) During the creation of the ground/foundation slab

2.) Before backfilling the working spaces in the basement floor

3.) Before pouring the ground floor ceiling

4.) During the roofing/ shell construction

5.) During the installation of the windows and roller shutters as well as the preliminary electrical installation

6.) Before the interior plastering

7.) Before installing the screed

8.) During the application of the exterior plaster/ [WDVS] or cladding

9.) During the interior finishing (drywall, tiles, floor coverings, sanitary objects, etc.)

10.) Accompaniment during the preliminary acceptance

11.) Handover or final acceptance

Since we are building without a basement, point 2 does not apply to us, but what about the other points?
Which ones are a must and which are not?
His fee is €350 per visit.

After each appointment, he prepares a written documentation of any irregularities found, including photos in PDF (except for preliminary acceptance and final acceptance, for which the developer prepares a protocol according to him) and provides it to us by email promptly.

What do you think about this?

Perhaps someone knows a recommended building surveyor in the area of [Mönchengladbach]?

We build without this - therefore, I am also unable to make any statement about the "must".

What I would place particular emphasis on are:
Building fabric
Insulation
Installation

Finish and surfaces can also be quite well assessed by a layperson.

An expert is always good. I would commission him for the foundation slab, after leveling and after the rough installation of electrical and sanitary. If you are working with [WDVS], then also after the [WDVS] attachment.
