Building surveying before construction

Hello,

we received a sample work contract and it states that the survey of the building before construction on the batter boards must be carried out by a public surveyor.

We thought that this was included in the house price, since it has to do with the construction of the house.

Does the general contractor not want to be responsible for misplacement of the house?

We have to take care of it ourselves. Of course, that will cost us something again.

Is this usual?

What is common in the construction industry? Everyone has a different contract. For us, all incidental construction costs and work had to be organized and paid for ourselves. We had a certified surveyor. It cost us about 300 € for the batter board, rough staking out, and leveling. There are much bigger chunks that are not included with the house,... connection fees for sewer / water / electricity / gas / telephone / cable / development costs / etc.

The vast majority of home sellers offer you a "piece" of a house; it is different only with developers. Since they deliver both the land and the house from a single source, almost all construction and ancillary costs - except for GEW and notary fees - are covered in the notarized purchase contract.

With a work contract from a conventional provider, you must - as my previous poster correctly pointed out - expect a lot of additional costs; usually in the range of EUR 35,000 - 40,000. However, this figure does not include painting work, floor coverings, outdoor facilities, or any extras such as a garage.

That's true, what is common nowadays...? We handled it by sitting down at the table with our contractor and going through point by point. He explicitly explained to us which items were not included (for example, connection to electricity/telecommunications, building permit) and immediately gave us an approximate figure for what additional costs we would face. That way, we had maximum cost transparency from the very beginning.

Does anyone know how expensive such a surveying (four corners house 9x9) is allowed to be? The surveying company, which also surveyed the plots (boundary stones), wants 900€ from us for it... this seems a bit expensive to me.
