Building savings contract and bank loan at different banks

Hello, I have a question for the home financing experts among you. I am wondering if it is possible or common to take out a bank loan (up to 60% loan-to-value and first-ranking mortgage) with Bank A and to take out an interest-free home savings contract with immediate payout (i.e., without an already matured home savings contract) with Bank B (up to 80% and second ranking). Thanks for your opinions!

If the bank and building society cooperate, that definitely works. For example, a single mortgage at the bank over the total amount is sufficient; the advisor then figures out the priority ranks between them.

With LBS and Sparkassen, the thing is called FaeH. Other banks/building societies probably have similar models.

It becomes critical when the bank and building society come from different groups, Volksbank and LBS, Sparkasse and Wüstenrot, Dresdner Baussparkasse and Deutsche Bank... but even such arrangements can work. However, it depends decisively on the total loan-to-value ratio. Close to 100% probably not, but at 60 or overall 80% more likely.

I wonder why you choose such a structure and do not offer an 80% financing?

Because it can ultimately be 1) cheaper and 2) partly/completely interest-rate hedging.

Thank you, you have hit the nail on the head with that. In my preferred combination of [bankdarlehen] and [Bausparvertrag], after 10 years, with the same rate, I have repaid almost €3000 more and will have to deal with about €40,000 less when extending the loan.
