Building plans before financing?

Hello,

OK, now once again in German and to the point

The construction company does not want to give us any concrete building plans that we can submit for the financing application. We are supposed to sign a contract. Since several days of planning effort will be done, which may remain unpaid in case of doubt.

We find that strange. I can't sign a house contract without knowing if it will be financed?!

Or should a clause be included stating that the contract is only valid if the financing comes through?

an old well-known problem that every house builder faced. the joke is that the important documents are actually only needed for the few KfW bucks. we solved the problem by including the clause that we can exit the contract free of charge!!!! if no loan should be approved.

We also included this clause (also free of charge), received floor plans, calculations of enclosed space and square meters, as well as initial cost estimates from the bank.

If you are not given an offer that remains with you: look for other providers. If the bank wants the online form 153 and the volumes, sign the planning contract in which these costs will be borne by you in the worst case; alternatively, a service contract with a right of withdrawal. every bank wants this for KfW and from the bank's side it is basically complete hokum. why does the bank need the entire KfW document to be able to make a financing commitment or not? EVERY new building from the large construction companies advertised with KfW will meet the theoretical requirements for the KfW application and is therefore nonsense for the financing commitment from the bank’s side. whether the house practically achieves KfW 70/55 or whatever in the end is a completely different matter and has nothing to do with the financing commitment.

a bank could also grant financing on the condition that KfW works out. the conditions at KfW are completely clear and always the same (new building), so there is no reason to make life harder for the customer than necessary.

basically it’s all pure harassment and was invented by some armchair expert (politician).

Who benefits from your personal attitude now, except maybe yourself, since you have now vented?


Not with the commitment, but certainly with whether it even stays a KfW loan
