Hello,

we have received a letter from the building authority stating that the building inspection is to be carried out.
So far so good. Since there were a few minor special features in the execution on our part, the question now arises for us whether we need the site manager from the building authority for the inspection. Because he actually wanted to initiate the inspection with the authority, but is no longer with the company.

What are your experiences? Is this critical or rather a pro-forma appointment? Do we need him or a site manager from the general contractor for this?

It is uncritical unless you have disregarded the building permit. Our building authority only carries out inspections if they suspect something. Otherwise, the notification of completion is sufficient for them. Karsten

A final acceptance takes place between you and the contracted companies. It's sort of called "transfer of risk" and other liability games. The building authority mainly wants to see if the house was set up as applied for or as permitted. Since the building authority wants something, they also have to take care of it to a certain extent. If you haven't done anything wrong, you can probably clarify this directly with the employees of the authority. If any explanations are needed, the construction company should be present on site. Whether a site manager is gone or not is totally irrelevant to you. Your contact is the company, not an individual person. Has the house already been handed over to you by the general contractor? It might make sense to do the official inspection beforehand, so that any defects can be enforced much more easily in terms of the building regulations. (e.g., the house stands 1 meter off or such jokes ^^)
