Building boundary for terraces in the development plan

My neighbor built his terrace up to the boundary. These are row houses. Shouldn't he have maintained a distance, or does his rainwater run directly onto my property? The development plan shows terraces of 6m width and 3m depth. He has 8m width and 5m depth. We live in BW.

You can check at the office what has been approved for him...

Are these 30x60 tiles? Then that would be 270cm deep and 600cm wide. Of course, he must ensure that the rainwater stays on his property. Either by an appropriate slope or by a gutter.

Drawings in the development plan are only examples of how construction could be done and/or how the arrangement of the individual buildings and facilities could be relative to each other.
In the case of terraced houses, boundary construction is permitted.
Otherwise, no terraced house of 6 meters could exist.

And of course, Tox is right: every builder must let their rainwater drain correctly, so definitely not onto the neighbor’s property.

But the trouble seems to be pre-programmed anyway.

A look into the building regulations BW facilitates legal interpretation:

Section 6 paragraph 1 number 3 Building Regulations BW.

(Alleged) drainage on neighboring property is, however, inadmissible.
