Good evening Since some time my husband and I have been concerned with the topic of house construction. We would imagine a bungalow with a maximum of 100 sqm and a flat roof. However, our budget is limited and own contribution is unfortunately also poor, as we are not particularly skilled in that area. That is why I am not sure if a prefabricated house would be something for us. Is a maximum of €180,000 realistic? That is without land and notary fees, but ready to move in. We do not need a basement because we like it minimalist and do not want to accumulate anything.

Are the ancillary construction costs also excluded, or should they also be paid from the 180000?

They are also excluded. We are really a bit overwhelmed because we don’t quite know who to turn to. The abundance of information on the internet doesn’t make it any easier.

How low do you estimate the additional costs to be in order to still expect a budget of 180 million afterwards? Overall, I read from my coffee grounds that all of this sounds very naive. Like the milkmaid's calculation, a bungalow with a flat roof is probably the cheapest building type. Maximum 100 sqm (living space, excluding utility areas I assume?) - in my opinion, this number can only be maintained if the topic of wanting children is completely ignored. There are distinct single-person bungalows in this "size".

We want a bungalow with a flat roof because we like it, not because it is the cheapest type of building. And we believe that if we have children, and that would be a maximum of 2, 100sqm is completely sufficient. Better small and nice not everyone has to build big.

As 11ant sees it, I assume the same. Construction incidental costs are around +-30/40 thousand. The rest can be found using the search function. Depending on the region, 1800-2000 per sqm in average standard.
