Hello, this is my first topic. Briefly about the situation: my girlfriend and I want to have a house built next year. My girlfriend is still in training until June but will be taken on after passing the exam. I work in the industry. Today we looked at several model homes and got advice on what costs would come up. House turnkey approx. 150-160 sqm 220,000-230,000 € Double garage 15,000€ Plot 600 sqm 47,000€ Additional construction costs 25,000€ Garden approx. 10,000€ (which should not be done immediately but gradually) Own contribution would be painting work and floor coverings Own capital is currently unfortunately only 5,000€ (a large part went unfortunately for an engine damage on the vehicle) additionally, we would cover notary, property transfer tax and broker fees (approx. 6,000€) Income Salary for me 1800-1900€ Girlfriend's salary initially 1300-1400€ rises after some time to 1700-1800€ Expenses (monthly) Insurance, telephone, miscellaneous approx. 600€ Living expenses 300€ Gas for cars 200€ Rent with additional costs 430€ Currently still a vehicle loan 400€ monthly I am not sure whether I should include this amount in the construction loan or reduce the rate (approx. 14,000€). Since I receive good vacation pay and Christmas bonus, we would like to make special repayments of 3,000-5,000€ annually. Would this calculation work out or should I rather save for a few more years. I would be grateful for answers.

Save, pay off the loan, and enjoy the low rent for a few more years. Where, apart from buying a car, did the Christmas and holiday bonuses always end up? May I ask how old you are?

The saved money went towards the second car, and last year I got a hunting license and bought a gun. Costs for the car, hunting license, and gun are approximately €12,000. I am 26 years old and my girlfriend is 22 years old.

Oh, and about the apartment we are currently in. The idea of building a house was not just a random thought; with our current apartment, we will last at most another 2 years, there are drafts everywhere and the apartment is freezing cold, the landlord does nothing. Sure, look for another apartment but a decent apartment costs me 700-900 € per month including utilities. Hence the idea of building a house.

Better to save more. With 5K € equity, you practically have zero buffer in case things don't run 100% smoothly.

I think the same, better to keep saving. You will probably want children as well, then it will get tight. The argument to do the outdoor facilities gradually is also difficult, where should the additional money come from? The same applies to the personal contributions and material costs.
