Building a house instead of buying a condominium

We (26m 25w) are currently considering building a small house (100 square meters) instead of buying an (old) condominium.

Reason for the considerations: Condominiums in our region cost between €150,000 and €200,000 in poor condition Condominiums are always part of a homeowner association --> decision-making scope is limited We are in the fortunate position that we own several building plots (0€). If the house is built to be age-appropriate, our parents can move in later and we can build something bigger or swap our houses.

We currently pay €700 rent warm. We can easily afford this. More would also be manageable for repayment. We have about €100,000 in equity.

We have already read some information and warnings in the forum. From kit houses to prefabricated houses.

The crucial question is, what does a house of about 100 square meters cost without major frills? That is, rectangular, 2 floors, possibly a basement. Region between Ulm and Lake Constance Examples of houses we like: Flair 110 from Town & Country Balance 200 from Weberhaus ALTO SD.100.2, Modicus M 52 i from Heinz von Heiden

In the forum, prices between €2000 and €3000 per sqm are mentioned, regardless of the type of house. That means €200,000 to €300,000. I assume without own work, right?

Is going for a prefabricated house cheaper with such "simple" floor plans than with a construction company that builds you the shell? How do you best compare various offers?

We are currently at the very beginning and have not yet decided on a type of house.

Why two floors if it should also be age-appropriate? Then the bungalow would be the right type of house. We build it in your size. It costs here in SH without construction ancillary costs, without painting work, without EBK 163 thousand euros. It consists of aerated concrete, monolithically plastered, has underfloor heating, a gas boiler with solar thermal energy, instead of a basement an accessible floor with stairs, studio trusses, hipped roof with 30 or 45 degrees pitch, upstairs a Velux, satellite TV, tiles 25 euros per sqm, no special Kfw level. One-meter-wide doors because of a walker or something. Maybe something like that is worth considering. Karsten

To be fair, you should also mention for a newbie that a) there is a north-south divide in terms of construction costs, b) additional construction costs also range between 39 and 59 thousand, then the exterior facilities come with 10-15 thousand, and with own contribution barely a few thousand are saved, but these significantly delay the construction progress

That is certainly true. Nevertheless, the additional costs are hard to compare, slope or not, lots or little earthworks, connection costs for utilities differ, etc. I think you have overestimated the garden too high. It can be done cheaper. Regarding the north-south slope, that is also true, it is more expensive in "northern Italy." The idea of a bungalow 13.5 by 10, 1 m wide doors, instead of a basement floor as storage, also works in the south. I would always advise people to go to a medium-sized company, sketch the ideas, and then have that company build my house. I consider prefab houses simply overpriced, but I cannot see the added value compared to a solid house. Spending tens of thousands on this Kfw 40 stuff, you never save that back. Karsten

Why do own contributions have to delay the construction progress? We managed doors, partial flooring, plumbing, partial electrical work, and kitchen within the regular construction period.

Exactly. You are building by far the cheapest here. I myself was also able to build cheaply in relation four years ago. Nevertheless, I cannot and will not present my numbers as an average example.
Furthermore, a bungalow is still the more expensive form of building.
The soil becomes more demanding the further south you travel, as do salaries and wages.

And again: first look at the plot of land, the development plan, because that decides on the number of floors, etc. Then comes the financial plan. ...


Best is to look around the forum a bit – then your questions will be answered quickly. The prefab house question is discussed roughly twice a week.
