Building a house by the architect?

Hello,
for some time now I have had the idea of buying or building a house. (Raum Krefeld, DU). In this area, the good plots are of course mostly allocated to developers or so expensive that hardly any budget remains for the dream house. (At least when I look at plots on Immoscout)

Question: Is it worth planning a house with an architect and who helps with the search for land or is that only interesting if you can spend more than > 300 thousand.

What would you generally recommend? Developer, prefabricated house, architect-designed house? (regarding costs and quality)

first of all, welcome here.

In principle very simple, first set the budget (house bank), then subtract everything that will be incurred anyway, land, basement/foundation slab, incidental costs, outdoor facilities, garage, kitchen, etc. If there is anything left ;) you can choose the company, developer, architect based on the remaining amount. Divide the sum by 1200 - 1500 € per m2 depending on the desired standard, then you get the approximate house size you can afford. With expensive land, 300k is not exactly generous, just so you know in advance.
