That includes all costs, yes, also the architect's fixed salary. I would do the relatively small garden myself anyway, which suits me very well, as well as the painting – all of this would rather reduce the price a little bit. The old house is pretty overgrown with bushes and hedges, I would cut everything back first and maybe then get rid of it...

What does supposedly mean? A good used property offer includes an energy certificate!
Insulation is not worthwhile? Then he probably means that demolition seems more reasonable.

And yes: 2 years is completely normal when searching. In the meantime, you can read up well, borrow books from libraries about house construction and renovation of old properties.

Asbestos might also have been used in 1967.

Mhm ... if I remember correctly, only for houses built after 1977. Before that, a consumption certificate is sufficient. Rhineland regards

I did not write about obligation, Martina. I am not very familiar with that. Even though I think that something was changed, i.e. tightened, in 2015, I deliberately wrote about a g o o d offer :)

I googled again: For houses with up to 4 apartments, which were built between 1966 and 1977, the energy certificate has been mandatory since 2009 - so the demand certificate

Thank you for your information so far. We think we will have an expert look into the old house for 250 euros. The (known to us cheapest and at the same time most reputable of all from the area) expert said on the phone he needs 1.5 hours for the whole house.
