Build 1 DH or 2 single-family houses on the plot?

Hello dear forum,

We are currently planning the development of the property attached. The initial plan of the previous owner foresaw the development of a semi-detached house (see building inquiry attached). We (the new owners) are now wondering whether there would also be space for 2 detached houses on the property, taking boundary development into account. The plan is to split the property in half and possibly build 2 detached houses. However, this could be quite difficult due to the building limits. Are there exceptions regarding boundary development if one agrees with their future neighbor on a smaller distance? Or is it excluded due to fire protection regulations, etc., that the distance cannot be reduced? I have attached the regulations of the development plan (upper information, MI).

It is not clear to me where the property should be divided (i.e. the course of the boundary line).

Should two single-family houses fit where the "Whs" (10.71 x 18.00) is now drawn?


You could both waive the distance to each other and thus build your single houses as close together as they would stand as semi-detached houses.

Leaving only a small alley (e.g. a total of only about 3m) between the two would only bring the disadvantage of two additional exterior wall surfaces, but without the advantage that a lot of light could still fall in between.

Building a semi-detached house (in my opinion, the most practical together) would be more advantageous.

What exactly is it about: does (only) one of the two families prefer to build "detached"?

Clear statement. This is a DH property. Or just a single-family house. Everything else is nonsense.

That would be the optimal option. However, we are not sure if two detached houses would fit there. (A consultation with an architect will still take place, so for now just the assessment in the forum about what you think)



Are you sure about that? Would you possibly have a legal basis for that in BW?



Actually, both would like to each build one detached house. One party would also like to build with a cellar, the other without. If the space does not allow it, it will ultimately be 2 semi-detached houses.
