Budget Weberhaus two-family house building with basement

Hello everyone

We, i.e. my wife, our twins and my parents, are possibly planning to build.

So far we have been looking in the Stuttgart area for an existing property (2-3 family house).
But unfortunately, so far without success.

Our budget is a maximum of 600,000 euros.

Since Fellbach is not far away, we would like to at least consider the topic of prefabricated houses as an alternative option.

Unfortunately, we had to realize that without land plot the motivation of the sellers there noticeably decreases. We could not find out exact costs.

In the last few weeks I have informed myself on the topic of prefabricated houses, additional costs and suspect that our budget will not be sufficient.

Regarding the land plot we have made inquiries.

The municipality wants for developed building land

- 260€-280€ per sqm
- plot ratio 0.4
- 2 stories
- 2 residential units permitted

so the pure land plot of about 500 sqm would cost us

140,000 euros + additional costs without real estate agent about 150,000 euros

That leaves 450,000 euros for the house and additional construction costs. When you then consider that about 1700-2000 euros per sqm of living space are charged, the whole thing already becomes tight at about 200 sqm of living space.

Today's generation houses mostly consist of a granny flat which is much too small for my parents.

Two semi-detached houses are too expensive.

A two-family house as, for example, Weberhaus or Schwörerhaus offers, with equivalent apartments would be our idea.

What do the experts among you think? Is a turnkey two-family house feasible for 450,000€?

Basement, outdoor facilities, garage and buffer will presumably cause the budget to explode.

Costs for 500 sqm land: EUR 135,000
Additional construction costs EUR 35,000-40,000
Painting work in EL EUR 10,000
Flooring work in EL EUR 10,000
Outdoor facilities EUR 10,000
Reserves for extras EUR 10,000

Remaining EUR 385,000 for the pure construction costs of a single-family house.


See above – about EUR 385,000 remain for the construction project. The good news: a two-family house can easily be planned and built in concrete in BW for that amount. 100 sqm of floor area should certainly be for the parents; but for you and your family, that might be too little; this means that the expansion of the attic should be possible according to the development plan including the textual determination.

What additional costs to expect at Schwörerhaus – with a significant intervention in their standard program – I do not know at the moment. Weberhaus charges a princely amount for it. Common to both is that, in my opinion, your budget is too tight for this, even though it really is not small.


A basement is actually not affordable (it also raises the question of why you want to build an underground storage room); a garage does not have to be there right at the beginning; two parking spaces will do for now. I have taken the rest into account in the rough calculation.

Why so harsh? Using a basement exclusively for storing junk is indeed nonsense. I haven't seen that in any house either. But there are offices, playrooms, guest rooms, hobby rooms, etc. The question is rather whether you need all that, but also whether you can afford it.

Because it makes no sense whatsoever to wrap an mostly uncomfortable truth in a cotton wool coat.


You would be surprised how basements usually look after just 2 years ... quite a few builders realize after the first party that the garden is the better place to celebrate and that every good party ends up in the kitchen anyway. Then everything the builder is reluctant to part with goes into the basement ... it might be needed again; hobby rooms are rather rare and usually find their place in the back part of the garage. As a result, one room after another turns into a junk room, and that is – from my subjective point of view – a pretty expensive pleasure!


Then they are not utility basements, but living basements and far from being a "junk room".

That sounds at least good.

So should we contact an architect or construction company and discuss our project there?

A colleague of mine had subcontracted all trades himself back then, pure stress.

My parents are skeptical about building anyway; they have always had bad luck with craftsmen so far. Therefore, they fear the worst-case scenario when it comes to building a house.

Architects do not work with fixed prices, then they would be general contractors and thus liable! Better go to a provider you trust with a fixed price guarantee and good references!


Yes, that is quite possible, as all trades should be tendered at least 3 times.


Buy yourself - regardless of which reputable provider you choose - external expertise, then the dream house will work out
