How did you know the property?


That is not so easy to answer here. I am not a lawyer and therefore may not provide legal advice. However, I would suspect that the legality of the broker's invoice depends on how you were informed about the offered property and also on the contract the property seller negotiated with the broker who issued the invoice.

We live here very "rurally," everyone talks about everything and everyone. That way you also find out when a property is sold. :-)

The property was also offered on the internet at that time, by the realtor. I did not ask for any further information about this property, only for a cheaper one that is/was not to be found on the internet.

You inquired about ONE property but did not later inform the agent that you were already familiar with the property.

Hello,

This statement will not help you.

What remains is that you were demonstrably aware that the property was offered through an agent. There are dozens of court rulings that have recognized the agent's rights in such a case. Talk to the property seller; maybe he will share the agent's invoice ... otherwise, in my opinion, you will have to pay it alone.
