Broker commission, who pays?

If I want to buy a building plot in Schleswig-Holstein through a broker commissioned by the seller (Sparkasse Süd Holstein), who then pays the broker fees? I found the plot on a real estate website and there the broker commission is listed. In the past, it was always the buyer who had to pay, but I think something has changed. Does anyone have experience with this? :rolleyes:
