Boundary construction garage and shed max. 9 meters - no more possible?

Hello,
the Saxon building regulations state that boundary construction on one side may have a maximum length of 9 meters. On both sides together, a maximum of 15 meters. Is this an unalterable law? Or can exceptions to this building regulation also be applied for? For example, if the neighbor agrees? We have a fairly long (but narrow) plot with 72 meters in length and would like to put up a 6-meter garage at the front and further back on the same side of the property, a 6-meter shed on the boundary. But that's already 12 meters. Thanks for your tips.

I believe it is handled like in NRW in Saxony. Here, the neighbor can assume a setback area building encumbrance or attachment obligation for one of the buildings. The length of the building does then not count towards the summation of boundary developments. I would not agree to a building encumbrance because, as the name suggests, it burdens the property and usually has a depreciating effect. If the neighbor is also interested in a shed, a joint project could be started and both parties would benefit.

Hello, thank you very much for the response. The keyword "Anbauverpflichtung" sounds interesting. Maybe something can be done with it. I forgot to mention above that there is already an old solid shed building about 1 meter away from the property boundary. Length estimated at 18 meters! However, this is supposed to be completely demolished. Does this change anything about our options for new boundary construction?

I would tell my neighbor to buzz off if he came to me with something like that. For such things, thank goodness the neighbor has to agree and not only when it comes to beer. Maybe a building encumbrance is already registered, or is it an illegal building?

We adhere exactly to the regulation of 9 meters. One should also consider that a roof might possibly extend over the shell construction. It is better to plan the shell construction 50 cm smaller right from the start to avoid problems later.

One could easily come to a mutual agreement that x meters of length may be built on and put this in writing. For example, one could agree on 12 meters and then everyone is allowed to build a 12-meter carport/shed, etc. Most of the time, people communicate anyway. The state doesn’t care about the 9 meters, as long as the border is with a neighbor and not public property. I would agree to this, for example. That way, besides my 9-meter carport, I could also put a 3-meter shed further back. It is important that no one is disadvantaged. We were out with neighbors today in our new development area and saw so many mistakes/restrictions. Almost no one has properly set their hedge on the boundary, one neighbor even built fixed objects 1 meter over the boundary onto public property, one is building clearly too large, one time someone put up a huge mirrored glass facade (although not allowed according to the development plan), etc. Everything is fine until exactly one person takes down the wire fence and pulls out the legal hammer. Then the trouble starts and it gets expensive. We will follow the rules exactly, simply because at some point someone will get bored and start something.
