Which documents should we prepare and how else can we prepare to enter the first financing meeting exemplary?

It will not remain at just one conversation, so it is sufficient to know the most important data:
- Monthly income, monthly expenses
- The maximum monthly amount one wishes to pay
- Prefer risk (15 years fixed interest) or maximum security (30 years fixed interest)
- Amount of equity: How much does one have overall, how much is contributed to the financing
- Exposé of a specific property, or exact costs.

Sparkasse and financial intermediaries only asked about the current child status. The Sparkasse did not care about our actual monthly expenses - a flat rate (in our case e.g. €1750/month) was used as a fixed monthly expense. The aforementioned explanations apply to the initial consultation.

You should have already clarified this internally and assessed for yourselves what your financial situation with children might look like. Some people have enough money that children don’t play a role, while for others it gets very tight financially.

Relax, such an appointment is a casual affair.

The current state applies. Hypothetical children are of no interest, nor are supposed inheritances or salary increases in the future. This also shows that it is not advice, it is a sales pitch. You are informed about how much money the bank is willing to release. If you live in reasonably solid conditions, the offered amount is far too high. How much burden one wants to take on must be decided by oneself.
