Beautiful plot / shabby house -> DEMOLITION?

Hello everyone, I have the opportunity to buy a large piece of land cheaply. The only disadvantage: There is a run-down house from the 70s on it. My question is: Is it generally possible to demolish this house? If yes, what do I have to do for that (official procedures), and do I have to rebuild the house exactly the same way or can I vary the dimensions a bit and also change the roof shape? This cannot possibly be answered from a distance! As a rule, if there is no existing development plan, you have to orient your new construction on the surrounding buildings.

Go to the building planning office – I think they mostly have public consultation hours on Thursdays, take the plot data with you and have them explain to you what you must consider in case of purchasing the land and what you are allowed to build new; you will need a demolition permit anyway. Everything else is uncertain and akin to a crystal ball ;)
