Bay window possible? New construction in new development area?

Hello,

sorry for the silly question, we are currently in the process of planning our final floor plans and will then discuss them with an architect afterwards.

We were at our future neighbors and talked about whether we could build a bay window on the rear building boundary, he would also like to do this afterwards. We can overbuild the rear building boundary by 3 meters, but the bay window is not listed. Does this directly exclude the bay window?

We are located in the W11 development area.

The building envelope is 10x10 meters.

Otherwise, a bay window should not be possible, can we build a closed warm conservatory? Planned were 2.5 meters depth and approx. 6 meters depth.

I would really appreciate your experiences. Also tips or tricks.

Discuss the floor plans here first. If they have been created so far without an architect, the finality might also be a wishful dream that an "architect" (in quotation marks, meaning a building application draftsman of a general contractor or a sales representative of a prefab house company) will not wake you up from, as long as your amateur planning is approvable as a copy.



Building limits are meant seriously, and exceptions are narrowly defined – precisely so that the exception does not become the rule.

2. then plan your conservatory within these building limits.
1. the municipality has been overconfident. To describe so rigidly where the houses have to be located, in my opinion, violates the requirement of proper administrative action. I am not surprised that the plan does not yet show a legal validity note.

First of all, thank you for your response. However, the development plan does allow for the rear building boundaries to be exceeded. The problem is that the development plan does not formally exclude a bay window, but it is also not clearly mentioned here. The architect himself only suggested including it in the plan and submitting the building application. But maybe someone here has more experience. In an initial meeting with the city about a year ago, the question of a bay window was also not clearly denied: According to the employee: "we should just apply for 50 cm depth and 300 cm length." A heated conservatory would only be an absolute last resort. The new development area is already largely built up, only 2 privately owned houses are missing, including our house.

I of course mean 2.5 meters depth and 6 meters length* on the rear building boundary.

I would not want to affect the neighbor and stay within my 3 meters. Also, whether I build a warm conservatory with balcony or a bay window with balcony should not structurally affect the neighbors or other parties.

The previous owner of the property had been approved a conservatory with balcony 3x3 meters in his building application.

In case anyone wants to take a look at the entire plan. Unfortunately, we are completely new to the subject, hence so many open questions.

I agree with the architect and would simply include it in the planning and submission. However, if the attempt fails, it would be good if you perhaps already have Plan B in your pocket. But I would try it.
