Basis for calculating land registry costs - tips?

after "only" 4 months we have received the invoice from the land registry. However, the basis for the calculation is not entirely clear to us. A significantly higher value for the property is used for the calculation of the land registry costs than the actual cost of the property. Is this correct?

From whom did you receive an invoice for which service?
Is it about notary fees or court fees or ... ?

It is about the costs of the change of ownership by the land registry office of the competent district court.

and what is being calculated for you and what would you have expected?

Do you have a construction obligation in the contract?

Yes, we have a construction obligation. I would have expected the purchase price to be used as the basis for calculation. And not roughly €40,000 more.
