Basement with waterproof basement exterior door?

Hello everyone,

My starting situation: We have been to 3 house construction companies and had them prepare offers. The problem here is.. 3 companies and 3 opinions regarding the basement. We want to build a house on a sloping plot. From one corner to the other corner there is about 1.50m slope. We do not want to completely sink the basement because the soil report does not look very good (soil classes 6 and 7 from 1m - 1.70m).

The problem where I am torn is the basement door to the outside, which is important to us. The provider or rather the construction manager of the company where everything so far fits well urgently advises us to install a watertight door. He advises this because he often has problems with water penetrating through basement doors.

He offered us a door of the type "watertight basement door Buchele HAT 70-1" for a price of €6100.

What do you think about this? The door partially faces away from the slope, so water actually cannot penetrate since it would have to "run uphill" otherwise? We are torn.

Regarding the basement: This provider offers us a WU concrete basement as a white tub, since this will cause the least problems with water over the next decades. The other providers rely on a black tub and do not care about the basement door issue.

Depending on the soil conditions, according to your sketch, a completely watertight basement (floor slab and side walls) is most likely not necessary. It is certainly much easier and cheaper to seal the basement with structural measures and to drain the water that accumulates. The same is certainly not a problem with the door either.....

But if money is no object.....

I can confirm that.

After a quick search, I found out that the door is a "flood protection door." That's somewhat like "using a cannon to kill a sparrow"—so completely over the top.

However, rainwater flows down the slope; therefore, a watertight sealing of the entrance is not a bad decision. It could, however, be a bit less extreme.

That depends on what the soil report says. It is certain that your basement is covered with soil at the front; unfortunately, you don’t provide information about the upper soil layers.

What does the soil report say?

Hello,

Since acquaintances of mine are currently struggling with unusually high water levels in West Yorkshire: How high does the water get during a prolonged rain event? Mytholmroyd or Hebden Bridge could not have imagined such water levels either... A hillside location only helps if there is still enough elevation difference down to the valley floor. On Green Road in Meanwood, I also measured a water level of 10 cm on the roadway during a heavy rain event - on a 12.5% road gradient!
