Hello everyone.
There are slight problems with our roof and the company carrying out the work. After 3 attempts to repair various defects (faulty underlay membrane, holes in the roof filled with expanding foam, missing clip brackets, etc.) everything is now repaired and done. EXCEPT for the storm clips. These were not installed professionally and according to the appropriate laying pattern, but were placed randomly.
Since the scaffolding is finally going to be dismantled (it is obstructing the earthworks by the utility providers), we have now agreed with our construction supervisor that the roofing company will give us a €2000 discount and provide a guarantee bond of a further €2000, which covers the warranty period of 5 years.
What exactly should I imagine such a guarantee bond to be? How is something like this set up and does it have any disadvantages for me? Will this appear on MY credit report? Unfortunately, I have absolutely no idea what this means! Above all, what does our lending bank think about this? Do they even find out about it?
