Assigning trades yourself - what can be saved by doing so?

When planning the next little house, we ask ourselves (in the family) whether and how much one would save if one awards the contracts oneself and supervises the construction personally. So you do need an architect for the documents, etc., but the site manager, that can actually be spared after building 3 houses. Or? But how much does one save there, we wonder? Fees or percentages were not visible on the bill.

Experience is the best teacher. What does the memory of three houses of experience say: which directing hours requirements were you able to relate to?

We have built only 1 house with a construction manager. Regie hours - I don't remember anything like that. All other houses were built by ourselves during the East German times. Therefore, we don't know.

Forget it! When awarding the trades for 3 houses, you do not have nearly the purchasing power of large developers who are always preferred by the craftsmen both in terms of price and time.

Especially when I read about East Germany times...
A lot has changed in construction over the last 30 years, so I find it bold to talk about "experience."
Do you perhaps have good connections to craftsmen (as was common in the past) and exactly where is the construction supposed to take place?

Ah, there is of course some truth to that. Of course, the site managers of the companies are probably preferred.
