Paving work is charged at 100 euros per sqm here. Simple concrete paving. No idea what a splash guard strip costs. The driveway probably also needs to be gravelled/filled up at your place. It was 5k including compaction for us. If you don't want to fill the plot evenly with 2m L-stones, 30k will get you somewhere.

You could also make the splash guard yourself, setting a few curb stones is not difficult. I think the landscape gardener charges about €150 per meter! Do you have to install drainage because of the slope? Something like that can also swallow a lot of money. Are the inspection shafts included in your list? For us, they were another €6-7k.

Definitely determine the market price, the land reference values are very abstract in some places. In our village, the market value is easily 50% higher.


This is rather tightly calculated. Do you need to dispose of excavated material? Then you also need a budget item for that.



    [*]You can gravel the driveway cheaply, it looks neat for a long time - when you have money again you can consider an alternative. Choose the material size so that you don't carry stones into the house.
    [*]Terrace - material / size? For a Bangkirai wooden terrace you build yourself, you get the price per sqm for 25-35€ material. For paving with contractor expect 60€ / sqm.
    [*]Splash protection for the house - as plaster/paint should be included in the house price.
    [*]Design a garden plan and then see what you want to do yourself, when you want to do it and what you need for it. Simple stairs / steps you can easily manage material-wise for 30 € per step at 1.5m width, don't save on the price of plants and bushes and choose mostly native plants - that saves work and is better for species conservation and nature.
    [*]Fences can potentially be expensive.

You can easily get by with 30K if you have patience and do some of it yourself. If everything should be done by a contractor, it will be tight.


It's a question of the construction description - read carefully!


It depends on what you bring with you when moving and how high your standard for immediate perfection is. The budget is easily doable, I still find it tight.
