Assessment of land - hillside location

Good evening everyone,

we have recently been considering a plot of land that would be perfect for us in terms of location and on which we would like to build a single-family house. The slope of the land gives me a bit of a headache, as I, unfortunately, cannot assess it at all as a layperson.

We have roughly planned the following budget:

Plot (750 sqm): approx. 55,000-70,000 EUR including additional costs (still needs to be negotiated)
House (approx. 150 sqm) gable roof (turnkey, including painting and flooring): approx. 320,000 EUR
Additional construction costs: approx. 55,000-70,000 EUR (of which earthworks approx. 20,000 EUR without foundation slab)
Outdoor facilities: approx. 15,000 EUR

Total volume: approx. 445,000-475,000 EUR

A garage is not planned, carport optional if there is still budget available.

Basically, we would like to build without a basement; it would still be possible for the lower floor to be partially in the slope. However, since I really cannot assess the plot at all and it depends on whether a basement/lower floor in the slope/just a foundation slab is necessary, I would like to have a few assessments.

Attached are the floor plan including contour lines (red) as well as a few pictures that I took. It concerns plot 1468. A soil survey has not yet been conducted but would of course be done if it becomes concrete. At first, I am really only interested in a rough assessment of what would be feasible at reasonable costs and what makes no sense at all.

To the left, right, beside you, behind you, in front of you you can already see it ... all with half-buried cellars, or better with a lower ground floor. Pictures without a spirit level are more confusing than helpful. Here is picture 1 after rough leveling: [ATTACH alt="IMG_3889_gerade.png" type="full"]46423[/ATTACH] The slope location is more clearly visible; in the end local height measurements are needed because the neighbors have apparently done a lot of landscaping.

I already suspected that the most likely solution involves a basement or residential cellar.

Would this solution fit within the budget? Unfortunately, I really can't assess that either. My estimated costs are based on a house with a slab foundation.

What definitely does not fit in the budget are the costs of the outdoor facilities. 15k is not even enough for a flat plot of land if done by yourself. Possibly (with flat ground) if you do everything yourself and hold back a lot on the equipment.

For the outdoor facilities, I would at least calculate 40k including your own labor (ideally, I would advise you to budget 60k for the garden, but then you will probably think I'm crazy).

By the way, we have such a property. A little more difference in height in the building window and a bit more square meters. We are already working on some of the outdoor facilities, and for other things (that will only come next spring) I have quotes.
Outdoor facilities are really expensive and simply crazy on a slope.

Earthworks are probably not enough either. At least with us, you won't get far with that.
