Good evening,
now I need some advice regarding building planning.
For our plot, the eaves height (4.75m) and the number of full floors (1) are fixed.
A city villa as planned is therefore out of the question.
Now I am planning a house in a townhouse style but have problems avoiding the top full floor.
Therefore the question:
Which areas are compared with each other according to the Lower Saxony Building Code? On the upper floor, it is the area that lies under the fictitious 2.20m line. I understand this as the gross floor area without deduction of walls. Since my exterior wall on the sides is less than 2.20m, the question of whether I measure "completely outside" is irrelevant here – but at the gable I do wonder whether I measure the inner edge or the outer edge of the MW?
The reference for the ground floor is the base area – accordingly, it should be the area at the outer edge of the building but without deduction of walls, right?
If I use the gross floor area, I don’t reach the desired goal ;)
