Are we calculating correctly ;-) 30,000 secondary construction costs

What do you think about the numbers regarding our construction project???
About the house:
House on a slab foundation according to [Energieeinsparverordnung 55 10/2009]
House technology finished (I have to panel the sloping ceilings myself (only drywall)
About the prices

The house should cost around €170,000 including kitchen, [Plewa] fireplace, and slab foundation
The plot costs around €57,000 fully developed
Additional costs for completion and all the incidental costs I estimate at €30,000
In total I estimate €260,000!!!!
What do you think about €30,000 construction incidental costs???

30,000 is already quite generous

one usually calculates with 8-10% of the house and land price. For 230,000 that would be up to 23,000. But better to budget a little more than too little.

Yes, as I said, I actually plan to finish the interior work with the money! We are only completing the technical installations! Does anyone have experience with the excavation / gravel costs for Okal House?

the additional costs can be calculated at about 20%.

However, there is no Energy Saving Ordinance 55 10/2009.
But KFW 55 according to the Energy Saving Ordinance 2007.
