Hey,

after I have already received great help here in the forum, we are also making progress step by step.

The first meetings with different architects have taken place and, as feared, all were as different as day and night.
I would like to share the situations with you and need your experience for this.

One of the architects recommended building with a construction company from the area (turnkey) or having the weatherproofing done. This is apparently a well-known company that the architect often works with. The other architect tenders every trade and has a construction cost cap set by us.

I have mixed feelings about a general contractor. On the one hand, there is a lack of cost transparency and on the other hand, we would have one! contact person.

I wonder if building a house by tendering the individual trades is not more sensible, transparent, and possibly cheaper than using a general contractor.
Or would you have the shell construction done by the GC and then tender the rest? Especially since we have master electricians, sanitation experts, etc. in our close circle of friends and family who would support us here.

Hope I was able to explain it somewhat well.
Now those who have already gained experience with such topics are being asked. Looking forward to your feedback.

You asked a good question, but there is no concrete answer.

All approaches have their advantages and disadvantages:

GU: Transparent all-inclusive price with reasonable service description is possible. However, it is usually somewhat more expensive than awarding individual trades for identical performance. During construction, there may be limited flexibility, but fixed completion dates can be set. Only one contact person for all trades and within the scope of the warranty. Etc.

Individual trades: Completely transparent prices for all trades. Probably the slightly more expensive option, since during construction one or the other additional service is likely to be implemented. So probably a higher quality house than with GU ==> but then the client is always to blame. You are flexible with many craftsmen but have to coordinate everyone and have a bunch of contact persons. Construction may then take significantly longer. Etc.

How many trades do you need for the shell construction? Shell builder, carpenter/roofer. This variant, i.e. first having the shell built and then awarding the subsequent trades, actually corresponds to individual trades awarding. But if you actually have many friends who want to work on the construction site in their free time for weeks, always have time, don’t get sick or stand you up, or then have difficulties with the warranty (is there even an official warranty?), then that is of course a cost-effective option.

You see, there are many pros and cons and each type of building must fit the project, the budget, and your wishes/possibilities.

Absolutely accurately described! The GU will of course award his contracts in a way that maximizes his profit absolutely, which to me means no transparency – but yes, you are right when you say that then there is only one contact person etc.

Sure, you can’t always rely on friends & co., and if you’re unlucky, you wait months for implementation.

Would the following scenario be conceivable:

We receive from the architect a construction service specification with all the bells and whistles and would then, for example, ask 5 construction companies ourselves what the cost is for the shell including roof, etc.? Does that make sense? That way, I would theoretically still have the possibility to compare prices and renegotiate (if at all possible).

Have you already built? What are your experiences?

Such a thing does not exist with the architect. You can commission him with the tender, but then only all trades make sense. What you describe is nothing other than a single-trade award. Just because you request quotes does not mean you award all trades immediately. That is not true. The general contractor is ultimately a craftsman who builds a house. If you request a quote from the shell builder, it is also not transparent. Or what do you mean by transparency? Every craftsman gives you a price for a predefined service. You can also contact 5 general contractors, then you have general contractor price transparency. Yes, I have already bought, renovated, and also built completely. However, the architect was the ex-father-in-law. We awarded the tenders separately externally. Everything else was then done in-house – construction management, control, awards, negotiations, changes, etc. However, I have also been in the real estate industry for over 20 years – full-time in the financing of commercial real estate from €10 million financing, but also privately involved with real estate.

That sounds like a recommendable basis to me. Individual contracting is not the royal road for first-time builders even in normal market conditions, especially since the balance between savings and potential conflicts is often misjudged.
