Architect's cost estimate realistic?

Hello everyone,

I have received a rough cost estimate for our planned new building from our architect. How would you assess the costs? 125 sqm living area, 3 full floors (no basement), gable roof, semi-detached house, south BW.

This will be a luxury cabin with all imaginable extras including at least gilded faucets.

That is already more than €5,100 per sqm without architectural services. I would ask the architect whether this is meant as a defensive offer or if he has confused two projects...

I had read in the forum that the costs for the 300/400 categories are in the range of 2500 to 3500 per sqm.
I am now very puzzled by the offer, as I myself do not reach the price even with 4000 euros per square meter...


For the 300/400/700 costs I come to a total of €5,120 per sqm.

For the 300/400 costs I come to €4,472 per sqm.

I assumed about €500,000-550,000 total costs excluding land and calculated as follows:

€3,500 per sqm + 15% - 20% additional building costs = €503,000 - €525,000

But I did not expect to be this far off.

Is there a detailed cost breakdown from the architect where the individual amounts above are itemized, or did he just roll the dice for 5 amounts and present them to you? Without further information, the numbers are meaningless. There must be a reason why he is so far above average. Otherwise, I agree with nordanney... with the appropriate equipment, you can also quickly reach such values.

One is an estimate, the other is real life. If there are no special circumstances with you, the architect is simply wrong. It is what it is.
