Architect or developer? Which is more affordable?

Hello dear builders,

we are currently in the process of obtaining offers for prefabricated houses and solid houses from general contractors. The plot of land is available.
140 m² with a basement costs about 340,000 euros.
plus additional construction costs, outdoor facilities, carport, plot.

Now, the situation is that in our family, a large new house was built with an architect two years ago, and through a lot of the builder's own effort in organization/many offers obtained, negotiating themselves, etc., a great price-performance ratio was achieved.

Now our consideration:
If we were also to build with this architect and do a so-called "piggyback solution," i.e. ask the same affordable and good craftsmen again if they would do the same for e.g. a 4% price increase?
Do you think this would be a good idea?
I think we could benefit from the "process," which we would basically just have to pick up and work through...
It would be easier than starting such a project completely fresh and inexperienced.

Of course, individual trades could also be tendered anew if necessary.

I just think, if I (parental leave) and our fathers (retired) would assist in the organization, i.e. offers, paperwork, resolving problems with suppliers, etc., these costs could be saved.

How much does a GC typically earn for their service of an "all-round carefree package"? 20%
How much does an architect roughly cost if you assist him a little as much as possible?

Discuss this with the architect. It might be possible, but 4% will probably be too little. Expect closer to 10%.

Do you mean such a high price increase since 2014/2015? Really crazy... :-(

The boys have the books full if they are good. But just ask casually at one or two, maybe it will work and you will take the path. If not, GU. And the margin will certainly not be at 20%. Especially with quick searching, something between 5-15% comes out. Then the commission for the seller must still be deducted from that.

Hi!



It’s the year 2017 and you will be building in 2017 / 2018. That’s three years. Forget the 10% increase really fast and be glad if you get away with less than a 20% increase.

At the moment, craftsmen are making the jackpot of their lives, whoever isn’t fully booked for months must be a botcher or a complete idiot.

Btw 1: 340 k€ for 140 sqm is already insanely expensive.
Btw 2: If you’re considering assigning things yourself, please make sure to educate yourself about the legal differences between property developers (you definitely won’t be building with a developer, you absolutely can’t anymore!) general contractors and construction managers. That’s important!
