Architect much more expensive than thought

Hello everyone

it's about our house in Upper Bavaria again. We already own the plot (slope).
There is a house on it that is to be demolished and a new single-family house built.
Our idea was 170m2-200m2 including basement living spaces (because of the slope house).

We have now been to an architect who made a plan for us.
He told us how great our plot is. That it is worth about 600,000€ (we had it appraised last time 2 years ago, back then according to the Sparkasse it was still 450,000€ - no idea who is right now).
Anyway, our plot is a prime piece and therefore one should best put a large house on it to make use of the plot.
That would also increase the value accordingly.

Our budget is actually 530,000€ for everything (including demolition etc.)

Now he showed us the plan. A nice simple house with 220m2. Nothing special.
Then he calculated 1220m3 (that’s how many cubic meters the planned house has) x 400€ (average price per m3 for mid-range)
Plus additional costs we are at 630,000€... So easily 100,000 over.

I am confused now.
Tell the architect to please plan something within our budget again?
Is he right and we should talk to the financial advisor again?
Look for another architect because he just calculated 100,000 more?
Had read so often that planning with architects would even be cheaper... Pppfffff

I would only plan and sign for what I really need. Your 170sqm conflicts with his 220sqm. Not to mention the price. If he wants to build that big, let him do it, I would find someone else who listens to my wishes. Of course he wants to build as big as possible, because he wants to earn more...

Why is the architect doing 220sqm when you want a maximum of 200sqm? If it starts off like this ...

My architect calculated 400€/cbm already 3 years ago and it was accurate. You can forget about 400€ today. So it will unfortunately be even more expensive than it already is for you.

Just upload the whole project including the questionnaire. Maybe you’ll get helpful ideas that can assist you in one direction or another; purely text-wise, that is difficult.
