And now you are looking for something: an architect who critically dissects the design – or a rubber-stamper who carries it unchanged over the finish line? Should it also be planned in detail, tendered, and construction supervised?

We are looking for an architect who reviews our planning and can implement our ideas into a detailed plan, taking into account all regulations, house installations, etc.

When it comes to distilling a drawing merely to be ready for building permit application, this "can" also be done by an architect employed by a builder, who is called "Zeichenknecht" here in the forum. However, this person does not make detail plans that are not necessary for the application. The latter, on the other hand, is done by a "freelance architect" – which primarily brings added value if you also let them manage the construction supervision. The architect employed by the builder is included in the calculation but should not encourage the client to any special whims. Have you already positively clarified the compatibility of your plan with the plot and its development plan?

We will also be building in the Würzburg area next year and have spent some time looking for the right architect/construction company. Do you already know whether you want to build with solid materials or wood? Or do you even have a construction company in sight and just need the plan? I ask because we were initially open to the construction method and looked at both "turnkey" timber construction companies, solid house companies, and independent architects. We found that some architects are committed to one construction method and there are also some who only accept projects if they can cover all service phases. Describe what exactly you are planning, then it will be easier to help you.

There is no development plan. The area was outside the so-called internal area until a few months ago. At that time, construction was not possible.
Because we did not give up, some residents also jumped on the bandwagon, and as a result, the area was incorporated into the internal area by the municipality.

Meanwhile, there are already two new buildings in this area.

Yes, we plan to build with solid materials. Wood is not an option.
A contractor for the shell construction has already been found. He would also support me to some extent with the other trades. (baugeleiten)

So I only need an architect who is allowed to draw a plan. The plan will then be signed by my contractor.
Supervision of construction by the architect is not planned, as it is simply too expensive!
