These are all net prices. We understand that prices can vary upwards and downwards. That is why my question was more intended to find out whether the quoted unit prices are at least realistic based on the current situation. For example, regarding sun protection (we are planning venetian blinds everywhere and no roller shutters!), I had read that one should assume €350 per sqm. We are currently calculating with €200 per sqm. A deviation of that kind would mean a mere €12k for us. This means that for this position, we are no longer within the +/- 30% of the cost estimate.

Right, I just checked. Our venetian blinds with automatic control (sun tracking, etc.) cost €200/m² net, but entirely self-installed. A quote for everything was around €330/m² net.

Thanks for the info. May I ask when that was?

Oh, and I just remembered, the venetian blind boxes are not included, they were really expensive. With the boxes, 380€/m² in EL or 510€ to have it done.. crazy when you think about it..

Ok. Yes, then we definitely need to discuss this with the architects in advance. Actually, we already have trust in terms of costs. Especially because you have completed and are running several single-family house projects. On the other hand, we also have the large item "excavation of earth" with almost 20k included, where the likelihood is very high that this will be omitted because we are quite sure it is Z0 soil that can be reused (slope). The item is still included until the soil report is available. Not that a contamination is found after all, even though in the entire area, at several sampling points in the general report, only Z0 without contamination was found.

For slope, I find 400 m3 quite little. We also have a slope and in our case, it ended up being 1000 m3 of excavated soil. At least half of that has to be hauled away. That's an incredible amount of earth; you can't possibly fit it all back on your property. Better calculate with significant additional costs. By the way, the architect's estimate before construction began was 450 m3 for us.
