Architect? Approach & Tips

We would like to ask for your tips/support and opinion on the topic "architects."

At the time, we received a "golden tip" for our dream plot from an architect, and we have now acquired it. Now we somehow also feel "morally obliged" to him, precisely because he helped us with the tip about the plot.

We read on the website that as an architect he also builds turnkey. My question is, would you still get to know other architects and see what they have to offer? It probably won't be cheaper anywhere else due to HOAI, or have I overlooked something?

What tips regarding architects can you still give us? We would possibly carry out some trades in the construction ourselves or have them carried out in self-performance?

Have you had a lawyer review the architect contract? Is it worth it?

Hello Piotr,

We are not yet fixed on whom we will build with, but we have also spoken with an architect. He calculates and then makes a lump sum price. HOAI is therefore not mandatory, although there are said to be "black sheep" who then charge accordingly afterwards.

For me, the most important thing would be whether the building partner has the same ideas and understands what you want. In addition, chemistry, i.e. whether you get along well together.

Did you proactively ask the architect about a flat rate or did that come from him? Have you included all phases 1-9?

The architect who gave us the tip was totally likeable to me and very helpful without wanting a cent for it. I found that very nice.

We talked about modalities, which he had mentioned himself. We are in a rural area here and he said this would not be feasible for him for a regular single-family house. I cannot say anything in detail about the phases yet. We do not have an offer yet. But we assume phases 1-8, phase 9 is probably very unusual for most architects for single-family houses. Just talk to him, it doesn’t cost anything. And see what the colleague has already built. Were the clients satisfied? Were the costs kept there? If that fits, why not? Risks can never be completely ruled out anyway. Best regards! mini

For the architect, I would first check if his style corresponds to mine. So I would look at his designs and references. For the construction phase, I would definitely ask for a flat rate.
