Approximate construction costs? Single-family house in BW

Hello

we are now facing our house construction. It is planned to start in spring 2016.
The plan is a single-family house with a basement (with a granny flat) and a double garage. I would like to know from
you what you think about the currently planned costs.
The costs currently amount to 428,000€ (including the land and 35,000€ incidental construction costs).
Here are the key data:
-Living area 167m²
-Gable roof 28° (+ one dormer)
-Granny flat in the basement 32m²
-Pellet heating + wood stove
-Masonry: 42.5cm T7
-Basement + floor slab insulated with XPS 12cm
-Land: 1000m² - 50,000€
-3-layer windows
-Central controlled residential ventilation with heat recovery
-Features: actually nothing special (normal)

What do you think? Is this in the right range? Or are we totally off?

If I subtract additional construction costs and the plot, I come to 343,000 EURO.
With 167 sqm of living space plus a basement granny flat with 32 sqm and a possible (massive?) double garage, I find that quite ambitious...

Are you planning with an architect or with a prefabricated house provider/ general contractor? If I deduct the costs for a simple double garage as a prefab garage (approx. gross/ flat rate €15,000 including floor slab/foundations), €328,000 or gross €1964/m2 net floor area remains. This is already a high standard. The costs should be broken down in the cost calculation up to the 2nd level. The ancillary construction costs for architectural planning (service phases 1-8), including structural engineer, soil report, surveyor, are far too low. So it is more likely the offer of a commercial construction company. Then you should study the construction performance description very carefully and have detailed component and product specifications provided for the individual equipment items.

The price for the plot seems a bit tight to me! Here in BW in the south (towards Lake Constance), we paid €106,000 for 483 sqm! Based purely on the experience I've gathered so far, I would calculate that more precisely.

Additional construction costs are also quite tight at €35,000 in my opinion. Depending on the plot and the ground conditions, the excavation can really hit hard.
