Agricultural land expected for commercial use - long narrow plot

Hello,

we have almost 3000 sqm of commercial land with development potential. Unfortunately, it is a long, narrow plot. The municipality would like to buy it, but we want to sell it only after development. Now my question. Such a long, narrow plot cannot be sold, everything around belongs to the municipality. Will the current shape remain after development or will the plots be divided into rectangles, so to speak, instead of 300m x 10m, for example into 30m x 100m.

Counter question: if you don't sell now, will the land then be designated as building land? Usually only the mayor's best amigos manage that, otherwise such people end up stuck with worthless green land ;)

Yes, it is designated as commercial building land, we have already been given the range of development costs.

How is anyone supposed to know here how the property will be divided after development?

Three thousand square meters is not much in a commercial area. Don’t underestimate what development costs – you won’t make a worthwhile bargain on value creation in a commercial area. I would. so look at it from the other side – that means "no one will want to buy it from you if undeveloped." If the municipality nevertheless signals interest, you should probably take it. From the investor scene I can tell you: nobody buys such small bites (even without the stigma of an unfavorable layout) without fully resolved development, not even near a highway interchange boomtown. Land readjustment also exists in commercial areas, but in a completely different form than in residential areas. Any pressure from the municipality to include your plot in the readjustment is, from my point of view, the only hope for any purchase interest at all. Honestly: don’t dream of advancing even remotely into the society of the Rockefellers with zero point three (!) hectares of commercial speculative field.

The municipality is currently offering us 17 euros per sqm, development costs are between 120 to 160 thousand, the selling price according to the municipality should later be between 90 to 100 euros per sqm, the exact size is 3600 sqm. My actual question revolves around the shape of the plot. But I am also grateful for any assessment.
