Advertising expenses for renting and leasing

I am buying a condominium (new building) and renting it to my parents at a rent of 70% of the local customary rent. The painting and wallpapering work is not included in the purchase price. I have these carried out at my own expense. Can I also depreciate these as an additional purchase price? Thanks for an answer-

Good morning,

if the painting and wallpapering work does not exceed 15% net of the purchase price, you can immediately write it off as maintenance expenses. Regarding the rent, I would perhaps go with 75% of the local customary rent. Just because you or the tax advisor say it is 70%, the tax office is by no means of the opinion that this is actually the case. For the calculation by the tax office, there is a long checklist, and the well-known portals on the internet are NO reference here. The limit is currently at 68%, and if you state 70%, you can assume that the case will be examined somewhat more closely.

As Wiesel29 has already written, it is important that the painter and wallpapering costs do not exceed 15% of the building portion. If this is the case, you depreciate the costs over 50 years (2% per year). Below 15% -> maintenance expense and immediate depreciation.
